HOUSE PLANS THAT WORK:
Designing is only part of what goes into making a house plan work. Setting-up the blueprints so the subcontractors can construct with simplicity is crucial. This could only come from an experienced design firm that has built as many homes as they have designed, hundreds. Award-Winning home plans that work.

WHAT'S INCLUDED:
All plans are complete working drawings consisting of the following:

• Crawl space foundation or basement plan.
• Detailed floor plans ready to build.
• Front, rear and side elevations.
• Detailed roof plan, wall section and design elements.
• Separate structural plans.
• Building notes.

Our house plans have details required for construction; however, due to the wide variety of building codes across the nation, we cannot guarantee code compliance for all areas.

If your area has unusually high wind or snow loads, substandard load bearing soil conditions, extreme grade, or earthquake seismic requirements, it is the responsibility of the owner/builder to obtain an Engineer's report prior to permit approval and construction.

As these are pre-designed stock home plans, we are unable to provide customized site plans, or energy calculations.  This can be provided at your local level. (In most cases, your builder can help).
